Our Vacation Homes
After traveling and falling in love with a few different places, we decided to take our real estate portfolio over state and country lines!
We started the vacation portfolio side with a vacation membership due to its low risk. Our first membership was purchased in Cabo San Lucas at Cabo Villas beach resort. We bought this with the goals to travel with friends, family and business partners and it has worked out. We have used our membership to book vacations at other amazing resorts within Cabo for less than $500 a week! We have since upgraded and now own the 1st week of the year at the Cabo Villas 4 bedroom penthouse. When we aren’t able to go-we offer this week for sale.
Our family also enjoys skiing, which can get expensive when booking 2-3 bedroom condos, often last minute due to our lifestyle. This made me start searching for ski properties and I found a condo in Granby, Colorado for 95k. Again, feeling like the price was pretty low risk and I could use it as a learning experience to understand if managing an Air Bnb from a distance would be possible, we made an offer and accomplished getting into contract. Since then we have used this condo as a short term rental in ski season, and then a 6 month rental to seasonal clients working in Granby, Grand Lake and the surrounding areas. The condo offers hotel-like service with front desk staff, pool, hot tubs and a restaurant, all at the base of Granby Ranch. There is so much to do in the area, the unit constantly has guests. We are excited to finally give it some updates this year with new appliances, cabinet staining and floorings! (Before and after photos coming soon)
Our tenants have always had adventurous jobs that bring them to Granby for the summer months. Our first tenants were white water rafting tour guides and our second tenant was a fly fishing instructor. Needless to say we fell in love with the Colorado lifestyle! (Link to granby air Bnb)
Our next vacation property purchase was also in Colorado! After visiting Winter Park pretty often, we became pretty familiar with the market and demand. We also realized that many of our closest friends and family head to Winter Park too! As I always do, I was browsing real estate and came across a poorly marketed listing. My opinion is that poorly marketed and lack of pictures often means a great deal can be had! The new construction listing showed an image of a barely finished house with a dirt road/driveway leading up to it. We called our realtor in Winter Park and asked him to do a FaceTime tour. The home showed well and was actually finished! We made an offer and ended up in a bidding war. At this price point, we weren’t comfortable with the bidding war. This was an attached townhome/duplex style home so we ended up offering on the other unit which was not on the market. This was a success and we ended up in contract on the second unit and have one season of renting as a short term rental under our belt!
